Woody Acres Park Rules

Welcome to Woody Acres Resort: These rules are intended to further the safety and tranquility of our community and your living environment. [Park rules and policies are subject to change at any time by Management].

 

RUES & REGULATIONS

As a registered guest, you assume responsibility for the conduct and actions of yourself, family members, and visitors within your site and limits of the Resort whether invited or not. We reserve the right to amend or alter rules at any time and evict you for failure to follow rules with NO refund.

  1. Quiet Time:
    10:00pm-8:00am Sunday through Thursday and 11:00pm- 8:00am Friday and Saturday
    NO FIREWORKS are allowed in the park!
  2. Site Fees (as well as your Utility charges) are due on the 1st of every month. A late charge of $60.00 will be assessed for all site fees not paid by the 6th. We accept personal checks, MO & credit card (NO Cash accepted) Returned checks will be charged a $35.00 charge as well as the late fee if returned after the 6th of the month.
  3. Check out time is 11:00 am, unless otherwise approved by Management the daily rate will be charged. Check-in time for RV Sites and Cabins is between 1:00 pm and 5:00 pm.
  4. Pets Limit of two (2) pets per site. Breed restrictions apply. Pets must be leashed at all times and not left outside unattended at any time. All pet owners are responsible for their animal ‘s containment and removal of the animal’s waste
  5. All sewer connections must be sealed with a screw in fitting per Aransas County Health Department regulations.
  6. BBQ and Fire/pits with bottoms, commercially manufactured portable fire pits and BBQ’s may be used. No burning of trash allowed. Fires must always be attended to and extinguished completely.
  7. Any alterations or additions to the site must be approved by the Management.
    Vehicles and Motorcycles Maximum speed limit inside resort is 10 mph. All residents must have a parking permit.
  8. Vehicles parked at Woody Acres must be well maintained and clean. RV’s going forward must have their original equipment, (like no window unit A/C), free from damage, clean and in good condition.
  9. All site rates are based on 1-4 people.
  10. No subleasing or commercial use is allowed. So, no renting or leasing of your unit. Units may not be used as vacation rentals.
  11. The pool, bath houses, pool hall, club house, exercise room and laundry facility are for use by registered guests only.
    Guests allowed only if accompanied by a resident.
  12. Wi-Fi service is available – connect your device by selecting “Woody Acres Enrollment” and follow the instructions to sign up. See the flyer for more information. If you have a problem or any questions, please call Access Parks at 888-507-1128 they are available – 24/7
  13. Liability – Woody Acres and BoaVida will not be responsible for accidents, injuries, damage, or loss of property by fire, theft, wind, flood, insects or acts of God.
  14. All refunds are at the sole discretion of Woody Acres. No guarantee of refund is implied or stated. A deposit paid in advance to hold a site is non-refundable, unless otherwise decided by management. No refund on rent.
  15. Ponds – no swimming or dumping of fish guts or other debris into the ponds. Fishing is catch and release only.
  16. Woody Acres has the right to refuse service to anyone, at any time. Restricted/banned individuals will NOT be allowed back on premises.
  17. No smoking or vaping allowed inside any of the park buildings.
  18. Children under 18 must be supervised by an adult when using any of the park facilities(Clubhouse – Pool Hall – Fitness Center). Children 16 and under must be supervised while in the pool area.
  19. Golf Carts are allowed at Woody Acres with the same rules for use as in the City of Fulton. Only persons licensed to drive on the street may operate a golf cart at Woody Acres. Golf Cart regulations are available in the office.

 

POOL & HOT TUB RULES
  1. The pool is not for public use. Use is restricted to registered guests of Woody Acres. Pool Permit are now required and may be obtained at the office.
  2. No lifeguard is on duty at any time.
  3. No one 16 or under is allowed unattended in the pool or fenced in pool area. They must be accompanied by a parent or guardian over 18 years old.
  4. No one 17 and under is allowed in the hot tub at any time.
  5. Do not get into the pool or hot tub if you have been ill with in the last two weeks. Do not get into the pool or hot tub if you have open sores anywhere on your body.
  6. No diving or jumping into the pool at any time.
  7. NO GLASS, this includes ceramic coffee mugs, beer bottles, ETC in the fenced-in pool area.
  8. Pets are not allowed inside the pool area fence at any time.
  9. Pool hours are from 8:00 am to 10:00 pm.
  10. No loud music or other excessive noise
  11. Only swimsuit attire is allowed in pool and hot tub, no street clothes allowed. Children that are not potty trained need to wear a swim diaper. No nudity
